  • Why Multi-Family Investing?

    When you invest in a multi-family real estate acquisition, you can expect diversification, flexibility, and commitment to quality. These are only some of the qualities that we at KIW Investment Group, as a multi-family real estate investment firm, offer to our clients.

  • What is an Accredited Investor?

    An accredited investor is a person who is capable of investing in apartment syndications. They need to have earned at least $200,000 per year for the past two years, or $300,000 if they are married. It is expected that they earn the same level or higher, or a net worth exceeding $1 million either individually or jointly with a spouse.

  • What is a Non-Accredited Investor?

    A non-accredited investor does not satisfy the income or net worth requirements established by the Securities and Exchange Commission.  Non-accredited investors are typically limited to investing a maximum of 10% of their net worth in any one venture.

  • What is Cash On Cash Return?

    Also known as CoC Return, this term refers to the rate of return based on equity investment and cash flow. It is determined by splitting the cash flow by the initial equity investment.

  • What is Due Diligence?

    When you are buying an apartment, it's important to make sure that the property is as represented by its seller and not subject to environmental or other problems. The general partner will perform due diligence in order verify their underwriting assumptions and business plan for this type of syndication--syndications being one way apartments can be bought!

  • What is Internal Rate of Return (IRR)?

    IRR is the rate at which you can use your cash flow and decrease how much of a mortgage loan will be paid down. This number helps in determining if an investment project has positive or negative economics, meaning that it's worth going forward with regardless whether there are other opportunities available for less risk-taking pays off!

  • What is Project Returns?

    The return on investment here at KIW Investment Group is projected to be at 2x-3x or at 7% to 12%.

  • What is the Debt Service Coverage Ratio (DSCR)?

    The DSCR is a measure of how much money you have left over after paying your bills. If the number's too low, then there may not be enough cash flow coming in from operating activities to cover 100% on all debts service; which could lead into problems like high interest rates or missed payments- both things we don't want! So ideally our dividing line should always fall between 1 & 2+ depending upon what type property it belongs too (i e residential vs commercial).
